Improper Sealers Make Flagstone Unsightly
A beautifully manicured Phoenix, Arizona property had a flagstone patio. The homeowner contacted us because his flagstone looked dirty no matter what he did. Despite his best efforts, the appearance of the flagstone became increasingly diminished.
We let the homeowner know that the reason the flagstone looked faded and dirty was that the sealer a previous contractor had applied was not the optimal choice of sealers for an Arizona climate. We explained that our professional sealers “breathe” on exterior stone, and that even when they begin to disintegrate, as all sealers eventually do, they do not make the stone look unsightly like improper sealers do.
We provided a free estimate for flagstone stripping and sealing and the homeowner scheduled services.
Exterior Flagstone Stripping and Sealing
First, we masked and protected the walls, posts, and other surfaces surrounding our work area. Then, we stripped away many years worth of improper sealer using very fine grit blasting media designed to remove contaminants and prep the stone for sealing without causing any damage to the stone itself. Finally, we saturated the flagstone with a high-quality professional sealer, Intensifia, to enhance the color, repel oil and water, and provide superior stain protection.
The homeowner was very pleased with the outcome and happy to learn that this sealer will last for years.
About Dry Treat
Most sealers and enhancers used on exterior surfaces in Arizona will break down and fade within a couple of years. The reason we prefer using Dry Treat sealers on exterior surfaces is that it can be expected to last much longer before another application is needed (although it is still recommended to be professionally deep cleaned every one to two years). There are some Dry Treat sealers that come with five, fifteen, or twenty-five year written warranties against the absorption of water and oil, but only if the sealer is applied by a Dry Treat accredited applicator and a regular cleaning schedule is maintained.
